4 Inspections Every Home on the Market Needs before Being Purchased

If you plan to buy a home on the real estate market, it is important to perform due diligence before completing the sale. Although each property may come with a unique set of issues that are not immediately apparent, prospective buyers should have the four following inspections conducted before finalizing a home purchase.
General Inspection
Every home that is offered for sale could benefit from a thorough general inspection. A qualified home inspector will examine several important home components, including the foundation, roof, and outdoor landscape or terrain. Outdoor water drainage will be typically checked. HVAC systems are evaluated. Dampness along with the potential or existence of indoor mold is usually verified. Structural issues with walls or flooring and ceilings can be identified. The inspector will likely notice things like a house that leans, a crumbling chimney, and signs of wood rot, along with other concerns and problems.
Plumbing Inspection
It is also a good idea to have a licensed plumber take a look at the home’s water system and septic tank or well, if it has them. Old lead or steel water pipes may be deteriorating and need replacement. Some of the joints connecting plumbing lines may need to be tightened or replaced. Faucets, toilets and other plumbing hardware and fixtures may need to be updated. Water pressure can possibly be adjusted. Signs of moisture leaks that have caused or might lead to mold in the walls can also be assessed.
Pest Inspection
Although the general home inspection may notice indoor pests like roaches, fleas, or termites, and outdoor insects like wasps or bees near the home, a comprehensive pest inspection is a good idea. There may be other infestations that are not immediately noticeable, such as carpenter ants, bats in the attic, mice, or even raccoons under the roof. If these creatures are not currently residing in the structure, they might have been at one time, leaving damage that needs attention.
Electric Inspection
Having the electric panel and wiring inspected is critical to ensure the home is up to code. Failure to meet code standards could allow a fire to break out in the future. Adequate provision or household appliances, including a washer and dryer, refrigerator, and television, is essential. Frayed or aged wiring should be replaced and updated.
These inspections can provide a measure of reassurance to home buyers and help avoid unpleasant surprises or dangerous situations. Expert opinions are worth the time and cost before buying.
