Eight Aspects of a Home to Have Inspected Before You Buy

Whenever you buy a home, there is an element of risk involved in the purchase. Even if a house is new, shoddy workmanship can result in serious problems in the future. Having a proper home inspection performed is paramount. Below are eight aspects of a home to have inspected before you buy.
1. The Plumbing
Always check for problems with the plumbing. Check all water fixtures for evidence of leaks. Things you should look for include mildew, water stains and bowing floors. Also make sure to check the water pressure.
2. The HVAC System
You also need to be sure the home has a working heating, ventilation and air conditioning system. If you don’t, you may have to face a harsh reality when winter or summer rolls in. The system should work perfectly and have an appropriate capacity for a house of that size.
3. The Electrical System
Make sure the fuse box is in proper working condition. Check to see if there is a proper amount of outlets in different rooms. There should also be a ground fault circuit interrupter for outlets in places like bathrooms and the kitchen to prevent electrocution.
4. The Attic
While it may not be the first thing you think of, you should also inspect the attic. Check to see if it has sufficient insulation. The attic may also show signs of water leakage such as stains and mildew.
5. The Basement
If a home has a basement, be sure this is inspected thoroughly. Check to make sure there are no cracks in the walls and that the foundation is strong. Also check for evidence of water damage, such as stains on the ceiling and musty smells.
6. Doors and Windows
Even if the doors and windows look okay in a home, there may still be serious issues. These gaps not only costs you money, they will also allow in outside insects, debris and allergens.
7. The Exterior
Home inspections obviously shouldn’t only include the interior. Things that should be properly inspected on the home’s exterior include roof shingles, gutters, downspouts, the foundation, siding, the driveway, steps, railing anything else that may be part of the house’s exterior.
8. Chimney and Fireplace
The chimney and fireplace should be thoroughly examined by a specialist before use. The mortar should be in good shape and not loose and crumbling. The chimney should have a proper rain cap, and there should be no evidence of smoke damage.
Overall, make sure your home inspection includes as much as possible. Having a proper home inspection performed can save you plenty of trouble later.
