When homes are being sold there are a number of things that need to be taken into account in order to attract buyers and get the best price possible. Although the kitchen and the bathroom are most closely inspected by the majority of potential buyers it is often other rooms and details that make a crucial difference. One of the things that will surely make your house stand out from the competition are the kids’ rooms. Here is what needs to be done in order to make them shine and give you an upper hand.
Why are kids’ rooms important?
Being a parent surely is one of those feelings that can hardly be matched. It comes with a lifelong responsibility and an urge to provide only the best for your children. Make no mistake about it, your potential buyers feel the same way and although they may not admit it at first, how the kids’ rooms are staged plays an important role in their decision whether to buy a certain home or not. Therefore, when giving your best to prepare a great kids’ room, always bear in mind safety, originality and functionality, three features a proper kids’ room absolutely needs to have.

Keep them spacious and functional
A functional room that is spacious or leaves an impression of spaciousness is the perfect room for kids. The first thing that needs to be done in providing these two features is keeping the rooms clean and tidy at all times. Regularly declutter them by removing obsolete and broken toys, do not leave clothes hanging around and use as little furniture as possible. Bed(s), chair(s), a table and floor to ceiling closet(s) coupled with a few shelves will suffice, turning the central of the room into a comfortable playing area and enhancing the feeling of spaciousness at the same time.
Proper lighting
A kids’ room that is too dark looks unappealing and unwelcoming and children rarely like to spend time in such rooms while those that are too lit may appear somewhat sterile. The key to perfect lighting is finding a proper measure. Making the best of natural light available is the most important step. Get rid of thick curtains and decorate the windows with interesting and lively treatments. Next, dimmable artificial lighting will allow you to control the luminosity when there is not enough sunlight and always have the room properly lit. Finally, get inspired and add some creative additional lighting, all kids love them.

Universality with a touch of individuality
Theme design is a great thing, no doubt about it, especially if your children have their favorite characters regardless if they are fictional or real ones. However, what one kid likes may be just what the other does not. Therefore, universality is what provides better chances for the room to be generally liked or deemed appropriate. Neutral wall color and universal design should be the base for everything else. Naturally, this does not mean that a room needs to be void of any individuality. It is your kid’s room and he or she is entitled to leaving a personal stamp while using it. Dedicate a corner or a part of the room to their preferences and design it accordingly, the next owners will easily change it to theirs. For example, their valued Batman toys certainly deserve a special place and matching shelves would be the perfect display area.
All the effort put into preparation of the kids’ rooms will certainly be worthwhile. Once you hear your potential buyer’s kids whisper or shout : ”This is my room” and see the approval in their parents’ eyes rest assured that you did a great job and expect to have your price met.
